Why Book Direct (and Skip Airbnb or Booking.com) in Lisbon
Booking on the platform you know feels safer. It is also up to 22% more expensive, slower in real emergencies, and quietly punishes the small operators you actually want to support. A short, honest case for booking direct.
You found a studio you like. You see it on Booking.com, on Airbnb, and on the operator's own site. The first two are familiar. The third makes you a little nervous. So you click Booking. We get it. We did the same thing for years, on the other side of the screen.
What follows is a short, honest case for the third button. Written by people who run a small studio collection in Baixa-Chiado, who depend on direct bookings to keep the lights on, and who are tired of seeing guests pay 15 to 22 percent more for a service that is, in real terms, worse.
What you actually pay on each channel
Let's use a real example. A 4-night stay at our Cozy Suite, mid-season, two adults.
| Channel | Nightly rate shown | Service / cleaning fee | Total for 4 nights | Free cancellation? |
|---|---|---|---|---|
| Booking.com | €112 | €0 (built in) | €448 | Yes, 24h before |
| Airbnb | €98 | €72 (service + cleaning) | €464 | Partial, varies |
| Lisbon Studios direct | €98 | €0 | €392 | Yes, 7 days before |
| Difference vs Booking | −€56 (12% less) | More generous | ||
| Difference vs Airbnb | −€72 (16% less) | More generous |
These are not made up. Booking takes 15 to 18 percent commission from us. Airbnb takes 14 to 16 percent from us plus another 11 to 14 percent from you as a service fee. We don't show those numbers on Booking and Airbnb because we can't. The platforms forbid us from offering a lower price elsewhere by name. What we can do is be cheaper on our own site when you find us there.
Cancellation is more generous when you book direct
You'd expect the opposite. Airbnb and Booking have polished cancellation policies. The reality is more interesting.
On Booking, our policy is non-cancellable below 24 hours. On Airbnb, the host sets the policy but the platform applies a service fee that is non-refundable on most cancellations. On both platforms, refunds take 5 to 14 days to land back in your account.
When you book direct with us, you have 7 full days to cancel for any reason, no questions, no platform fee held back. If you cancel inside 7 days, we charge the first night and refund the rest. If your flight is grounded by a storm or you catch the flu, message us by WhatsApp and we will work it out like adults. We have never charged a guest in those situations.
You get a human, not a ticket
This is the part travellers underestimate.
Airbnb's customer service in Portugal routes through a regional centre. The agent doesn't know the building. They don't know that the storage room is at the end of the corridor on the right or that the metro entrance for Baixa-Chiado closes at 1 a.m. They will eventually help. It will take six messages.
When you book direct, you have our WhatsApp from the moment you confirm. Three of us live three minutes from the studio. If you arrive at 11 p.m. and the key code is acting up, one of us is on a sofa near a phone. We have come down in pyjamas. We will do it again.
Booking and Airbnb own the relationship, not us
When you book through a platform, the platform owns your data. They send you the marketing. They build the loyalty programme. They decide whether to show our studio higher or lower in their search results based on whether we play their game.
This isn't a complaint about big companies being big. It's a practical point: when you book direct, the operator can do things for you that platforms forbid. Free upgrade because the bigger studio is empty that week. A bottle of vinho verde waiting because it's your anniversary. A late check-out without paying. A list of restaurants from someone who eats at them.
On Booking, we can't add a personal note without violating their terms. On Airbnb, every message you send us is read by an algorithm. When you book direct, we're just two people writing to each other.
When booking on a platform makes more sense
We're not going to pretend the platforms are useless.
If you have strong loyalty points or a free-night certificate, use it. We'd do the same.
If you're booking from a country where you don't speak the operator's language and you're nervous about miscommunication, Booking's review system gives you a fall-back. We have a 9.2 rating with 300+ reviews so it's lower stakes for us, but for first-time international travellers there is a comfort to seeing other strangers vouch for a place.
If you're using a corporate travel platform that requires a Booking confirmation for expense reports, you'll have to book through Booking. That's fine. We will still treat you the same way.

FAQ about booking direct
Is it safe to put my card on a small operator's site?
Our payments run through Beds24, the same engine many small European hotels use. It's PCI-DSS compliant. We never see your full card number; we see the last four digits for reference. Same standard as Booking.
What if the studio doesn't look like the photos when I arrive?
Tell us. If we can't fix it in 30 minutes we'll refund the night and help you find somewhere else. We have done this twice in seven years. Both times it was a misunderstanding (one party booked the wrong studio).
Do you have a loyalty programme?
No. We have a quiet 10 percent discount for returning guests when you book direct. Just write us by WhatsApp the second time and we'll apply it.
Can I pay on arrival?
We need a card on file at the moment of booking to hold the reservation. You can pay the balance on arrival in cash or by card if you prefer. Tourist tax is always paid on arrival.
What if I want to cancel last minute?
Inside 7 days we charge the first night. Outside 7 days, full refund within 48 hours. We don't hold platform service fees because there aren't any.
